GUIDELINES FOR DOCK CONSTRUCTION OR REPAIR

The Port Royal Property Owners Association, Inc. has established a Dock and Shoreline Committee to oversee dock construction and repair in Port Royal and to examine and act upon plans and applications submitted for review.  Please call the Association office at 261-6472 to arrange to drop off your plans.  The office is located at 1020 Eighth Avenue South, Suite 3 (first floor), and is open Monday - Friday from 9 a.m. until 3 p.m. 

We request you present the dock structure and proposed changes and/or new structures on an accurately depicted legal engineering survey of the property involved. Such surveys must show all property lines, setback lines, the width of the waterway adjacent to the property, the top and the toe of the rip-rap, and all pertinent elevations, including heights of the two waterfront setback monuments and the location of neighbors’ docks on both sides of the proposed dock construction.  In addition, an aerial photograph of the existing dock, shoreline, and adjacent properties must be included. On properties where a dock may extend into the waterway to reach a depth of 5 feet MLW, a survey of the water depth at MLW must be supplied.   

Three (3) hard copies of a proposed plan, original executed Dock Owner Certification, original executed Dock Builder Certification, and a check for the applicable review fee (as shown below) must be received at the Association office prior to review of the proposed plan by the Committee. Faxed copies of plans are acceptable only for preliminary information purposes.

Plan Review Fees

    New dock (minimum $100)     $       .30 square foot

    New boat lift on new or existing dock (per each)  $200.00

    Repair existing dock ($100 minimum)   $      .20 square foot 

    Rip Rap Repair:      $125.00 

    Note:  the dock and rip rap fees will each be charged, even when submitted together.

NOTE:  THERE SHALL BE A $400.00 SURCHARGE FOR ANY PROJECT OF A NON-MEMBER OF THE PORT ROYAL PROPERTY OWNERS ASSOCIATION, INC.  THIS CHARGE IS TO COVER ASSOCIATION COSTS RELATIVE TO THE REVIEW AND INSPECTION PROCESSES.


Prior to final approval of a proposed plan, a Committee member may visit the site.
